We do a credit and criminal background check on all applicants. Each property owner accepts or declines applicants based on the third party information we receive and provide to them

We will need the following for ALL applicants over the age of 18.

• A seperate Rental Application
• A valid Drivers License or ID
• Check Stubs (Most current months)
• Application Fee of $25.00/applicant. all applicants over 18 must submit app
• Once application is accepted, security deposit is due to take property off the market. During the application process, the home is still available. If you wish to take it off the market, you may put down the required deposit to hold the home, pending application approval. If your application is not accepted, the deposit is refundable to you. It takes approximately 24-48 hours to process an application.

Rent is DUE on the 1st. Late fees are applied if rent not received by the close of business on the 3rd.

•  Tenant is responsible for maintenance up too $150.00. 
• If you choose to  not extend your lease with us, be sure to submit a 30 day notice in writing. Verbal notice is not sufficient.
• Referral incentives are available!!

• We provide detailed Move-in and Move-out Inventoryforms for proper documentation of the condition of your rental.

•  All deposits that are retained by us are kept in a FDIC insured bank.

•  We make paying your rent easy, from providing self addressed payment envelopes, to automatic Direct Debit.   We also offer bank to bank transfers and debit card payment for your convenience.This ensures timely rental payments to avoid late fees, no hassle with postage and late mail!

•  When you sign your lease, you  meet with a property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.
